    WLSHA Members,

    During the October 15th meeting, we had 5 members volunteer to fill the 3 open board positions. after votes were counted, the following members were elected to serve a 3 year term on the board:

    1) Stuart Meyers 

    2)  Michelle Morris 

    3) Chris Ventimiglia

    Danielle Cory, Dean Guard, Angela Templeton, and Kristina Schenk will also continue to serve on the board. 

    The board has selected the following officers:

    President- Dean Guard

    Vice President- Angela Templeton

    Treasurer- Kristina Schenk

    Secretary- Danielle Cory

    WLSHA Annual Meeting Notice

    Please be advised that we have scheduled the annual WLSHA association meeting for Sunday October 15, 2023 from 10:00-11:30 AM EDT.  The meeting will take place in the circle at the end of Woodland Shore drive. In the event of inclement weather, this event will occur on Oct 22 at the time and place shown above. Tentative agenda is:

    •  Intro/Welcome
    •  Financial review
    •  Fall road sweeping/repair plan
    •  Lawsuit update
    •  Election of Trustees
    •  New Business – (if any)

    Please be advised that we have scheduled a special WLSHA association meeting for Saturday June 10, 2023 from 10:00-11:00 AM EDT.  The meeting will take place in the circle at the end of Woodland Shore drive. In the event of inclement weather, an alternative location will be posted that morning

    The intent of this meeting is to discuss the following topics: 1) road fund update, 2) CCMG Five LLC lawsuit update, and 3) consideration for legal fund replenishment.  Replenishment could involve both transfer of funds between accounts and additional funds raised through a special assessment.  As such, motions and/or votes may be required – thus this advance notice. There are no other topics planned for this meeting.

    Notice of Hearing  - April 13, 2023 at 1:30 pm

    As you are aware from previous mailings, WLSHA is being sued by CCMG Five LLC (registered agent Dan Boss) for access to the adjacent property they own via Woodland Shore Drive. By unanimous vote, the WLSHA Trustees retained counsel to represent us on Feb 3.  On March 3, a Motion for Summary Disposition was filed on our behalf with the 44th District court. In essence, the summary disposition is an attempt to have the court dismiss the case without further court proceedings.  A hearing on this motion will take place April 13 at the following location:  44th Judical Center Liv County, 204 S Highlander Way, Court room #4, Howell, MI 48843.

    The public is invited to this hearing which will involve comments from Judge Hatty and likely both attorneys.  There will be no opportunity for WLSHA members to address the court; only to observe.  Please note that the case may not be called promptly at 1:30 pm but will be heard that afternoon at some point.  Your attendance at this event is encouraged and appreciated.  Finally, we are planning a member general meeting early in May as a follow up; details are still pending.

    WLSHA residents, 

    By now, most of you are aware we had scheduled a "provisional" WLSHA association meeting for this Sunday, Sept 25, 2022 at 1:00 pm.  It was intended as a forum to discuss next steps should road funding come up short.  We are happy to announce that we are cancelling the meeting based on the forecast that we will have funds available to complete the project very soon.  Even better news - Atlas is scheduled to begin the project tomorrow!  During the paving project, it is extremely important that all vehicles, trailers, etc remain 10 feet off the currently paved surfaces;  the equipment and workers need a bit of extra room to maneuver material, people and machines. 

    From a financial standpoint, just a reminder that the true and final project cost will not be available until the project is complete as unforeseen issues/expenses may occur during the construction phase. Accordingly, for the portion of the project outside of WLSHA owned roads, voluntary contributions are still being sought (both inside WLSHA and with our neighbors) in an effort to protect against this risk and/or start to establish a joint maintenance fund.  

    With respect to WLSHA-owned roads, to those who responded to the special assessment invoice on such short notice - thank you.  For those who have not yet paid that invoice, please pay promptly to avoid future interest penalties and/or liens which are permissible pursuant to our governing documents.  As previously indicated, any additional funding remaining after the final project billing will be dealt with in a future membership meeting.

    Our Membership meeting will be Saturday August 20th, 2022 in the circle at the end of Woodland Shore from 10am ~ 11:30am.

    Regarding road patching, we wanted to provide our association members an update.  We have contracted with A1 paving who has scheduled the repairs (weather contingent) for April 18. As anticipated, costs are much higher than last year (roughly double) due to the increase in the number of spots that need to be repaired and much higher material costs.

    Our pickup time appears to be between 8-10 AM on Mondays that is a change from previous 3-5 PM in the past.

    At the fall meeting of the Woodland Lake Homeowners Association in 2019, the members authorized the Board of Directors to take the necessary actions to sell the “community” lot. The reason to sell the lot is to use the sale proceeds to pave our road. The money from the sale would ONLY BE USED TO PAVE  UP TO THE END OF THE ASSOCIATION road by the apartments, including Carols Drive.

    It has been determined during a preliminary meeting with the township that the community lot could be rezoned and then sold.

    In order to rezone the lot all owners in WLSHA No.1 need to approve the rezoning.  We will be discussing this at our June 5th Meeting.

    Each owner in WLSHA #1 will be mailed, emailed or delivered a form to sign to approve the rezoning and sale of the community lot.

    Following the approval of owners, the rezoning process will be initiated. There is a possibility that the community lot could be divided into two lots.  The WLSHA board and some volunteers will prepare a process to be followed to:

    • 1.      Obtain the required government approvals
    • 2.      Send notices to all WLSHA members.
    • 3.      Obtain competitive bids for the property.
    • 4.      Obtain a certified appraisal.
    • 5.      Obtain a licensed survey of the property.
    • 6.      Obtain the required signatures of approval from WLSHA owners.
    • 7.      Obtain a real estate firm to list the property.

    QUESTIONS and  ANSWERS.

    Will Association members be given preference to purchase a lot?  NO, in fairness to all members, the Association must accept the highest sale price.

    Will Carols Drive be paved/ YES.

    What will happen to left over funds?  Until all paving is complete and all bills are paid nobody knows how much money will be left if any.

    Will the Road Fund assessment be eliminated?  YES

    Once again WLSHA organized the pot hole patching of Woodland Shore Drive.  The cost for the main section from Hacker to the Apartments is shared by all who use that portion of the road.  The cost for WLSHA's private roads is paid for by funds generated from your WLSHA dues.  The work was completed April 15th. Hopefully it will hold us over until next time.
